Undertake market study to develop intelligence in the realty sector to provide inputs into the business planning.
Undertake field work for identification of opportunities and properties in liaison with the retail team.
Engage with consultants, brokers, etc. if required to identify properties that match the business requirements.
Evaluate the options identified on the business requirements such as parking, visibility, etc.
Propose options to the senior stakeholders detailing all the facts, intelligence of all the nearby stores, etc. for approvals.
Undertake the initial negotiations with the landlords post the approvals from the senior stakeholders based on the checklist to align with the requirements.
Escalate if required for aligning with the requirements and prepare the report / proposal on the property basis the checklist and garner requisite approvals from senior stakeholders.
Liaison with the regional legal team and the land owner to perform due diligence of the property as per the guidelines
Undertake first level of negotiations with the landlord on the terms of the agreements to realize beneficial deal for the firm.
Liaison with the property owner in the signing of letter of intent post agreement on the terms and conditions and follow up with the retail and commercial team in the timely release of security deposit.
Assist with the contract drafting and registration of the contract to ensure that it’s as per the guidelines.
Dispatch the agreement & all due diligence to the secretarial department for the safe custody.
Liaison with the property owner to ensure that the terms and conditions are adhered to as per the contract during the construction.
Follow up with the commercial team to ensure that the rent is paid timely manner and as per the agreement.
Undertake first level of renegotiation with the landowners in renewals and exceptional circumstances such as suboptimal business performance property to agree on a mutually beneficial deal.
